Common questions
Can foreigners rent in Japan?
Yes. Many landlords welcome foreign tenants. You will usually need a residence card, proof of income and a guarantor company.
What do I pay up front?
Typically 4–6 months of rent: deposit, key money, agency fee, guarantor fee, first month and fire insurance. Use the calculator on each listing.
What is key money?
A non-refundable thank-you to the landlord, often 0–2 months of rent. Many listings here have none.
How long is a lease?
Usually two years, renewable. Early termination notice is commonly one month.
Do I need a Japanese guarantor?
Not usually. A guarantor company can act in place of a person for a fee of about 50–100% of one month’s rent.
